The Riviera Expansion Project (West Herr Riviera Theater)

Funding Source: Capital Assistance Program for Technology, Infrastructure, and Economic Development,  Empire State Development

With $500,000 in grant funding provided by Empire State Development, the well-known and historic Riviera Theater was able to undertake a full reconstruction of their lobby. The goal of the West Herr Riviera Theater Lobby Expansion Project was to expand on the historic theater that already exists in the heart of downtown North Tonawanda to attract more performers and a better guest experience, which included creating ADA-compliant restrooms. The Riviera Theatre lobby lacked modern amenities for both patrons and performers which limits the facility’s ability to grow so a major goal was to address the size of the existing space. Additionally, it is a goal of the City of North Tonawanda as a whole to draw tourism to North Tonawanda’s downtown, and this expansion was a pivotal addition in revitalizing the area.

 

 

District 37 Kitchen and Taphouse

After almost 10 years, District 37 Kitchen and Taphouse at 110 Sweeney Street officially opened its doors in summer of 2024. What is now a vibrant, waterfront eatery and bar, was once a building that sat vacant for years. With the $500,000 from RESTORE NY grant that Lumber City Development Corporation secured, this project is one that makes North Tonawanda's gateway harbor and downtown area thrive. 

District 37 draws its name from North Tonawanda’s rich lumberjack history. In the 1830s, when the lumber industry was at its peak, District 37 was a legendary place thought to be a haven for lumberjacks—a secret spot not found on any map where they could relax, eat, drink, and “cash in their chips.” Known to the most loyal lumberjacks as “Heaven on Earth,” this folklore inspires our restaurant’s name and spirit.

 

 

Enterprise Lumber & Silo at 211 Main Street

Enterprise Lumber & Silo at 211 Main Street brought life back into a crumbling industrial building. It has sparked new development, drawn new partners, and shown that brownfield redevelopments are possible and successful. State investment played a critical role in turning vision into reality. The City’s $300,000 Restore NY grant helped launch the project, and a NYSERDA Carbon Neutral Economic Development Grant—one of the first awarded statewide—enabled the full implementation of net- zero systems.

This project won the 2025 Implementation Award through the Western New York American Planning Association (WNY APA)!

 

 

Riverfront Vista (Coming Soon!)

Funding Source: Restore New York, Empire State Development

The City of North Tonawanda was awarded $1 million through RESTORE NY- The Riverfront Vista project includes redevelopment of the former Metzger Removal site, a 3.1-acre brownfield site that encompasses 235 River Road and 190 Main Street. The $33.3 million project consists of a mixed-use residential and commercial project comprised of a four-story multi-family building with 48 apartment units and a mixed-use building with 39 apartments along with over 7,600 square-feet of commercial space and 2,690 square feet of community space.

 

 

 

 

78 Bridge Street Landing (Coming Soon!)

Funding Source: Restore New York, Empire State Development

Bridge Street Landing is a $24 million mixed-use development project located on an underutilized brownfield site on Tonawanda Island in Downtown North Tonawanda. Led by Visone Companies, the project will include approximately 80-110 market rate residential units, 7 vacation/rental units, and a waterfront commercial space ideal for a coffee shop/café along the Niagara River's Little River. The project also includes a public benefit area. The Public Benefit Area along the Little River will provide passive recreation amenities for residents and visitors to assist in activating North Tonawanda’s waterfront, while providing views from a different vantage point. The Public Benefit Area was selected as a Downtown Revitalization Initiative project, and includes $750,000 in funding from NYS DOS/ESD.
